Sell Your Property Management Business to a Florida Broker Who Gets It

Whether you want to sell your rental portfolio outright or just stop managing it, Bartomeo Property Management makes it simple, confidential and fair to your owners and tenants.

Start a confidential conversation: call Adam directly at 239-220-0735 or email contact@bartomeo.com.

Two Ways to Hand Off Your Rentals

Option 1: Sell Your PM Book

If property management has become the part of your business you'd rather not do, we'll look at buying your management portfolio. Every deal is different, so we review your doors, contracts and owner relationships before talking numbers. We don't quote prices sight unseen, and we never pressure anyone.

Option 2: Refer Your Rentals and Keep Your Clients

Not ready to sell? Refer your rental owners to us for management and we'll pay you a referral fee, broker to broker, as allowed by Florida law. When your owners want to buy or sell, they're still your clients.

Why Florida Brokers Talk to Us

  1. Investor-first. Adam Bartomeo has been investing in real estate for more than 20 years, so we manage like owners, because we are owners.
  2. Scale without the call center. We manage roughly 600 units, and Adam personally handles every property management acquisition.
  3. Local in the markets that matter. We work in Cape Coral and across Lee County in Southwest Florida, plus Central Florida, including Seminole County (Winter Springs) and Polk County (Winter Haven).
  4. Owners paid on time. Owners are paid on or before the 15th of each month.
  5. Straightforward pricing your owners will appreciate. Management is 10% of rent, tenant placement is half of one month's rent, and renewals are $60. There are no maintenance-coordination, inspection or year-end fees.

How the Transition Works

  1. Confidential first call. A quick broker-to-broker conversation about your portfolio and goals. We're happy to sign an NDA.
  2. Review. We look at your door count, management agreements and locations together.
  3. Plan. We agree on the structure (sale or referral) and a timeline that works for you.
  4. Owner introductions. You and Adam reach out to your owners together, so the news comes from someone they trust.
  5. Handoff. Leases stay in place. Security deposits and records transfer the way Florida law requires, and tenants get a clear welcome letter.
  6. Ongoing. Owners get paid on or before the 15th, and you can get back to selling.

Frequently Asked Questions

Q: Do you buy property management businesses outside Lee County?
A: Yes. Along with Southwest Florida, we're interested in Central Florida portfolios, including Seminole County (Winter Springs) and Polk County (Winter Haven). If you're elsewhere in Florida, reach out anyway.

Q: How do you decide what a PM portfolio is worth?
A: It depends on things like the number of doors, the terms of your management agreements, locations and owner retention. We review your portfolio before discussing any price, and we don't make promises before we've seen the details.

Q: Will my owners and tenants be notified?
A: Only when you're ready, and we do it together. Until then, our conversations stay confidential.

Q: Can I keep my owners as sales clients?
A: Yes. With the referral option, your owners remain your clients for purchases and sales. We focus on management.

Q: Who can receive a referral fee?
A: Under Florida law, referral fees can only be paid to licensed real estate brokers (or through the brokerage of the licensee). We'll confirm license details before any fee is paid.

Q: What happens to security deposits and escrow?
A: Deposits are transferred and accounted for as Florida law requires, with written notice to tenants.

Q: Do I have to commit to anything to talk?
A: No. A first call is just a conversation. If it's not a fit, no hard feelings.

Q: Who will I be dealing with?
A: Adam Bartomeo, the broker, personally handles every property management acquisition.
