Cape Coral is our home base. Our office is on SE Santa Barbara Place, and many of the homes we manage are a short drive away. If you own a rental here, or are deciding whether to rent out a home instead of selling it, Bartomeo Property Management can take the day-to-day work off your plate.
Cape Coral is a large city with a relatively small share of renters. According to the U.S. Census Bureau's 2020–2024 American Community Survey (ACS), the city has about 215,500 residents and roughly 82,900 occupied homes. About 18,900 of those, or 22.8%, are renter-occupied. Most of the rental stock is single-family homes and duplexes rather than large apartment complexes.
The same survey puts Cape Coral's median gross rent (rent plus utilities) at $1,858 a month, above the Lee County median of $1,712. Keep in mind that ACS figures average five years of data and include long-running leases, so they usually trail current asking rents. What that means for owners: pricing depends heavily on the specific home. Canal access, a pool, the age of the roof and the location within the Cape all change what a home will rent for and how quickly. That's why we price from real comparable rentals, not citywide averages.
I've been investing in real estate for more than 20 years, and our team manages hundreds of rentals. That shapes how we run things: we look at your property the way an investor would, not just as a unit to fill.

Yes. Single-family homes, duplexes and small multifamily buildings make up much of what we manage in Cape Coral, alongside condos and townhomes.
Owners are paid on or before the 15th of each month, along with a monthly statement showing income and expenses.
We respond to maintenance requests promptly and use licensed, insured vendors. We contact you before larger repairs, based on the approval limit in your management agreement.
We help owners prepare before a storm and check on properties afterward. Our post on hurricane preparation for rentals explains our approach.
